UK House in the heart of Oxford Street, a stone’s throw from Carnaby Street has always been at the centre of retail action in London. Today it is also one of the most prestigious HQ office locations for more than half a dozen triple A blue chip companies. Multi-tenant, multi-use, with complex systems covering a twenty year technology span, an extensive asset list, a labyrinth of support spaces and a panoply of support services, this is a flagship in both the client’s property portfolio and Hemlow’s.

The client has an in-house Building Manager on-site, expects its contractors to be part of the ‘home team’ and closely manages equipment life-cycles, optimises technology and delivers the highest quality serviced space.

Hemlow’s resident engineer and close-management supervisor work well with the Building Manager to develop efficient strategies for ongoing maintenance and system development – adding recognised value on a weekly basis.

The building and the technology

Over time the building has undergone a gradual transition from huge rooftop chiller (5) plant and perimeter heating to VRV systems in central parts and tenant spaces. The M & E requirement has changed from three resident engineers to a combination including mobile back-up to the current single resident engineer and a well-managed sub-contractor regime.
