Greater London House is one of the best known Art Deco buildings in London. Built in 1926, it was originally a tobacco factory and formerly known as the Carreras Building. It was the first factory in Britain to contain air conditioning and a dust extraction plant. In 1961, it was converted into offices and then restored in the late 1990s. The front facade still holds the name ‘Carreras’ and is now the home to ASOS, the British Heart Foundation, Young & Rubicam and other tenants.

Hemlow have been awarded the maintenance contract for the landlord’s plant, together with the project contract to replace the existing plant and extend Lazari’s own offices. We have already installed air conditioning in the building reception, and comfort cooling in Lazari’s offices as well as in the lower ground floor gym, which is occupied by Metabolic. Lazari’s are renewing the long term lease for ASOS, one of it’s main tenants; a prerequisite of that being that the landlord will update the plant.

Services offered

As the main contractor for the project we are responsible for CDM regulations and replacing the following equipment.

  1. 6 chillers totalling 3.3 MW
  2. 4 boilers totalling 2.5 MW
  3. 4 air handling units
  4. BMS controls
  5. Pumps
  6. Landlord’s associated electrical works

Approximately six mobile crane lifts will be required out of hours and specialist scaffolding.

From August 2017 we have been maintaining the current assets with revisions to the contract as we embark on the full refurbishment. A new plant requires a new maintenance strategies, so our service regimes and plans will be adapted to optimise performance and processes along the way. All assets will be labelled and mapped in site log books, which are mirrored on the Hemlow CAFM system, enabling traceable changes.
