M&E Maintenance
Making buildings work better today
We know that great maintenance is not just about technical excellence but proactive communication and fast resolution of issues. We deliver on all three to create high-performing buildings that keep tenants happy and comply with legislation.

Expert M&E maintenance that’s on hand every day
We know the importance of having expert M&E support on site every day. It’s especially important for flagship or critical buildings where you need to know that if you have an M&E issue, there’s a skilled engineer on hand to deal with it right away. We work hard to really understand the exact needs of your building and develop a maintenance team and strategy that’s right for you.Â
Fast-moving technical expertise when you need it, where you need it
Not all of your buildings have the capacity or need for a resident M&E engineer. Our mobile engineers are on hand to carry out planned and reactive maintenance on your buildings as and when it’s needed. Continuity and great communication are key when it comes to successful mobile M&E. You’ll have a dedicated contract manager who’ll be your single point of contact and co-ordinate all site activity for you. That means when you have a maintenance issue or just want to check in progress, you only need to make one call to get it sorted.

Could BFM be right for your building?
At Hemlow we understand that no two buildings are the same, and the importance of being flexible and able to adapt to the ever-changing world that we live in. Therefore, we have been working with our clients to provide a Business Focused Maintenance offering as an alternative to the traditional Planned Preventative Maintenance approach.

How we’ll work with you
-
Understand your building
At the start of every contract, we’ll run a working session at your site with key people from your team and ours to work out what you want and expect from us and the specific needs of your building in both the short and long term. We call this a maintenance blueprint and it’s a key part of our approach.
-
Develop a building strategy
The next step is a condition survey where we’ll assess plant condition, risk levels, life cycle planning and energy improvements. We’ll use this to develop a building strategy that includes site improvements, energy management processes and life cycle asset management.
-
Build the right team
We’ll put together an operational team that’s exactly right for your building. This includes a contingency support team to make sure you always get a seamless service. Your building team is supported by our back of house team, including our customer service team, who are always on hand to answer any questions you have.
-
Ongoing maintenance and support
Alongside the mobilisation, our ongoing maintenance programme begins. We’ll work with you to proactively monitor services and make sure we’re delivering what we set out to in the maintenance blueprint.

A digital record of your building’s M&E history
Through our engineers digital reports and CAFM system we’ll record and monitor site maintenance, producing a record of your building’s M&E history. This means that any information you need to know about your building is available anytime, at the touch of a button.
