Based in the heart of Birmingham City Centre, since it’s build in 1930, this Grade A office building has offered a prime location with spectacular views of Birmingham’s historic skyline across its 8 floors.

In 2015, having been acquired by a new landlord, the building was fully refurbished to bring it up to date whilst taking care to maintain and enhancing some of its 1930s features with tenants now benefiting from contemporary and modern workspace suites.

Included within the refurbishment was the inclusion of a 1,800 sq ft roof terrace on the seventh floor, creating a private and spacious outdoor area for use by building occupiers.

As well as the roof terrace tenants also benefit from facilities including, on-site parking, shower and locker facilities, bike storage, L&G lighting, VRF cooling and concierge services.

Hemlow have been working closely with our client Gerald Eve as an extension of our FM team to ensure we provide the best possible service on both this property and others as part of a larger portfolio to ensure a good level of service consistency is achieved.

Hemlow’s proactive and hands-on approach has been crucial in improving the property’s mechanical and electrical services. It’s reassuring to know they will respond at any time – day or night – to make sure the job gets done.

The building and the technology

Lombard House is a multi- tenanted office building comprising basement, ground and floors 1-7. The building services installations comprise central gas fired boilers serving five zones of radiator circuits. Domestic hot water service is centrally served from two non- storage plate exchangers. There are several split AC systems installed, these are excluded from the contract as the tenant maintains them.
